Design Approach

PlanTheSpace helps commercial real estate teams advance with design to support negotiations and advance deals.

Builder's Background

At PlanTheSpace design starts with existing conditions.

The best way to help advance deals is to understand the building. We take a builder's perspective to understanding building systems.

We always ask to see utility closets and for a ladder to look above ceiling tiles.

Existing Conditions = Assets

Every suite has existing strengths. PlanTheSpace takes the responsibility to find value in existing conditions. Helping spaces lease faster and ideally at a lower cost to the landlord.

Better One. Better Two.

Clients find it helpful to have options.

Our process starts with capturing our clients requirements. From there we take pride in offering a series of options that help clients explore what's possible.

  • Option 1 - Captures the program as described
  • Option 2 - Takes a few risks to introduce different options
  • Option 3 - Takes greater risks. We are ok if it's not the best but want our clients to consider a few new ideas

Taking Risks with Design

At PlanTheSpace we see design as an opportunity to introduce new ideas. Our first priority is to deliver on the goals are clients articulate. From there we empbrace the opportunity to propose alternate options. Clients can elect to pursue new ideas or stick to the initial concept.

Built Around Your Team

Any design process starts with learning about the user.

Typically at PlanTheSpace we start with a review of the client's current workplace. It's often easiest to share strengths and weaknesses of an existing space.

We are also able to lead workshops to understand company needs. In the past we've even spent a day 'temping' to better understand the company.
